What is Airspace?
Airspace development is an innovative way to alleviate the UK’s housing crisis.
Why is airspace necessary?
There is a housing crisis in the UK, with not enough homes being built. This problem intensifies in where land availability is sparse.
A 2017 study by housing specialist HTA Design suggested up to 180,000 new homes could be created by building on London rooftops.
In recognition, the UK government relaxed planning laws relating to airsapce development in July 2020, making it easier to build on top of existing buildings.
What are the benefits for the property owner?
Property owners usually own the roof and airspace above their property, and they can sell these rights to the developer for airspace development.
As well as the windfall from the airspace's sale, the owners benefit from free improvements to the host building, a reduced service charge from additional dwellings and an increased leasehold value.
